Step 15:  Schedule a Final Inspection

Escrow has been going smoothly because you paid attention and worked with everyone to ensure an easy close.  A day or two before your close, your buyer will perform a walk-through inspection of your home to confirm that everything is in working order and that s/he is receiving what s/he expected as per the contract.   It is not uncommon for the final inspection to take place on the same day as the closing.

Inspection proves that you made all the repairs asked and placed the home in "broom clean" condition, meaning that there are no items left, the trash is picked up inside and out, carpets are vacuumed, and floors are swept.

Final inspection is easier if you have already moved out.  It's not required, but it helps.

Once the buyer approves of the home's condition, you may proceed to closing day.

A Word on Possession

Closing day may not necessarily be the same as possession day. The day the buyers may move in is usually discussed in the contract.  If you are absolutely sure that you will be out of your home on closing day, you could make closing day the same as possession day. Generally, it is risky to assume that everything will go so well that you will be out before closing, especially if the closing on the home to which you are moving is delayed.
